My former tenent never made any payment of rent post lease ending.so can I tressp rather than evict?

there tearing my home up.if I cannot get rid of them,repaire all their damage,and get the place rented quickly I stand to loose the house.my hope is that since they refused even the 1st penny of rent post lease,that they've not therefor carried the 1st lease forward,and are tresspers,rather than dead beat swine tenents!
